Our relaxed Victorian family home is a quiet refuge from the bustle of the city and yet is extremely close to all the main attractions. We are at the centre of the 2 main campuses of Edinburgh University and its Halls of Residence and have many excellent local bistros, restaurants, pubs, and shops nearby. Close to the Royal College of Surgeons and on a direct bus route to Murrayfield and the Royal Botanic Gardens. We are also adjacent to the Queen's Park and Arthur's Seat.

Many of our double and family rooms have Kingsize or SuperKingsize double beds. Our house is Victorian and most bedrooms have high ceilings with traditional corniceing and we have preserved its' traditional features wherever possible. All rooms have central heating and also double glazing.

Our Dining Room has magnificent cornice and centre rose detail and is decorated in traditional Victorian heritage colours and has a peaceful outlook over Queen's Crescent to leafy Waverly Park. We can seat 24 guests at a time so a table is always available for you.
WAVERLY PARK - SECURE LOCKED PRIVATE GARDENS FOR USE BY OUR RESIDENTS.
Waverly Park gives its name to our district within the Grange area. It is a private park with locked gates, available to our residents for childrens play, a pleasant walk or jog, or just to sit in and enjoy. It forms the social focus of our peaceful residential pocket close to the city and explains why the first noises in the morning are of woodpigeons and other local birds. We also support hedgehogs, squirrels, and foxes as regular local residents. Each year the residents association holds a summer fair, and a Guy Fawkes fireworks night in the park.

Appin House is in a quiet safe residential area, however for peace of mind if you have luggage, golf clubs, or business samples in your car we have a secure courtyard for parking which can be locked at night.
TRADITIONAL VICTORIAN CHARACTER IS EVIDENT IN OUR FAMILY HOME.
While Appin House has all modern facilities and communications, the Victorian character of this 1850 house is retained in the public areas by use of heritage colours.
